To summarize, I am fully equipped, licensed, and knowledgeable to handle all aspects of the actual repair, however my ignorance lies within the funding (hard money) and the business aspects of home flipping. 

You don't close until the property is delivered in the condition stipulated in the contract,l. Ie

I am very intrigued by the BRRRR method but my skills and expertise still lie in fix-and-flips.

There is very poor response for the rental and many of the homes are lying around for rental for 2+ months.

They'll lie to you, avoid you, dodge your phone calls, whatever it takes. 

Lying to two states and the federal government about taxes owed isn’t worth it. 

@Stewart J berry tenants may not regularly seal granite, wipe up dark liquids fast enough or use trivets and cutting boards — think raw chicken soaking into your counters — so we’re fine with laminate countertops, hygienic and cheaper to repair/replace if damage occurs.

Don't lie to yourself or to the rest of us.

They lied to the buyers and told them they would be responsible for paying the lien or they would have to sign an agreement with Sunstreet at close of escrow.

I personally don't get bothered if tenants lie to me, curse or be rude, act entitled, etc.
