I have found ChatGPT to be particularly useful for testing new Book Covers for BiggerPockets, such as our foray into the personal fitness category with upcoming title "Sweat for Life": 

And there are real estate text books, many used in business schools, as well as building trade books, magazines, youtube videos.

I am just saying what i have done not necessarily that would fit your needs and certainly as a Anderson client you can get their opinion, book a consultation or  ask your question on tax-tuesday  webinars.
