just don't build refinance or build more efficiently or more apartments cover your debt better and don't sell. unless you are building spec homes for a profit and worried about Taxes sounds like you need to switch up the style of your build and build more apartments and hold 

Perkins - I'm based in Atlanta and fund a lot of SPEC new construction projects here, from 1-4 to 30-35 door multifamily and mixed use. 

Spec home in a new neighborhood, great school system, pick a great lot location though.  

I know it's not as in dept as the chart above but most clients ultimately choose the look of the product more so than the actual specs associated with it.

A LOT of Cities require it and have minimum specs for the windows.

You should never ask Tenants or enter into dialogue with tenats in which tenants are repalcing anything other than filters, batteries or lightbulbs.
