@Russell Brazil I don't see much in those areas you described and clearly don't know what they base significant differences on but in general, all over the city the areas are astronomically different.

The protected tenant is paying way below market rate (this is in a suburb of NYC so apartments are usually at least $1k per bedroom and the tentant is paying 400 a month, although this is somewhat covered in the cost of the apartment, so if i could get it for the price it's listed (and assuming condo fees aren't astronomical) I could easily see this being a nice place at a cheaper rent, before i eventually rent it out to someone else.Thanks for your knowledge and again if this is posted or has been covered before sorry!

People are finding it difficult to sell their houses because the insurance rates for the new owners will be astronomical, and of course the banks won't lend without the insurance in place... a mess So glad I'm not in a floodplain.

The problem with Vegas typically is the level of transient folks (mostly those entertainment people you were mentioning) which can leave astronomical amounts of vacancies for you to have to deal with.
