Things to watch out for when purchasing a property as an investment

I recently have been thinking of purchasing a property as an investment in Las Vegas (Why vegas? because it is relatively affordable and it's close to entertainment). I do not own a house and this will be my first time purchasing a property. I found this web site because, well, the idea of property investing is very intriguing to me and I want to learn as much as I can on what to watch out for and what due diligence that I have to make before deciding on a purchase.

What does the vicinity of entertainment in relation to a property have to do with it being a good investment? You'll get all the entertainment you need being a landlord! You're from SF, why not look in Sacramento? Heck of a lot closer than Vegas.
