We have planned to add an electric car charging parking space up front to the door when we completely renovate the parking lot (with recycled materials, half being the reground asphalt of the parking lot itself, the other half is concrete and that is being taken to a plant that crushes it and recycles it too).

And place them at strategic high traffic intersections saying "WE BUY HOUSES" with your contact information.Or hit the pavement, go knocking door to door, looking for motivated sellers. 

They have one of the round-roofed buildings up and as we flew a drone over the top, saw that they have a few of the solar panels set up in the future parking area, but no pavement, and no obvious signs of activity. 

Way back when I was pounding the pavement looking for deals, one of the tricks, so to speak, that I used works if you have access to the actual mls in your area (not Redfin, zillow, etc) but the website that real estate agents use to upload listings.

I was simply stating that this young man will need to hit the phones / mailers and the pavement if he truly wants to find a great deal!  

In order to approve, they want us to extend the road, repave the asphalt, install gutter systems and sidewalks, get encroachment variances,etc... 

For instance, if your neighbor decided to start driving four wheelers up and down the road, and the pavement erroded over time, you could be on the hook should the four wheeler hit a bad batch of pavement and run off the road into a tree.There are also recordation requirements in many states.

Also to attract a better tenant I’m going to work on our detached garage, put drywall between the two spaces and since we have space I’m going to get a quote for an asphalt carport that way I’ll have two spaces for each unit.

Engineering expenses can be surprisingly expensive, especially if local authorities will require some type of water retention system to compensate for the fact that large amounts of soil with vegetation, that used to absorb rainfall, will now be covered with concrete and asphalt. 

Once I controlled these properties I hit the pavement with a business plan and went to 6 different private lenders, all said no.
