I am less than two month away from finishing my Industrial and Systems Engineering  undergrad degree from Ohio State University, and have done several attempts to "make money" on the side.

When I was an undergrad at MIZZOU there was a wonderful college pizza joint. 

I was fortunate to have my parents help get me through college while I also worked summer jobs to pay for housing, food, and fun money leaving undergrad debt free.

Depending on how much you have to pay for your tuition, you should be able to get your undergrad degree in 4 years and have a size able chunk of change (30-40k) when you graduate for your first property, house hacking a multi family preferably.My junior year of college in the fall I worked a desk job on campus.

In the 2 years since this is what I've done.I did my undergrad at a university within a 2 hour drive of my home-town and both of my buddies understood this market well, so student housing was my first foray into real estate.First deal I bought was a 3-br SFH for 85k that was currently rented for 900 in my old college town. 

Purchase price: $100,000 Cash invested: $20,000 A foreclosure house my family purchased to house hack while I attended Texas A&M for my undergrad in Mechanical Engineering, I was a present landlord throughout college, now I'm a out of town landlord as my job took me to Houston.

Lamar University is where I went for undergrad so I gotta hype it up since you are in Beaumont.

I'm a senior undergrad in a science major and I decided I wanted to change career paths.

Currently living paycheck to paycheck as an undergrad but its holding me.
