After skimming this thread, I see something that has not been mentioned yet, and that is "Usery" laws, aka loan sharking.I myself was luckily saved by a savvy attorney that caught my actions before I lost over $100k.

The big money is in 4+ units where you increase the rents and the rent increase automatically increases the Cap Rate and the property's re-sale value.I would like to see more people pushing people to understand the power of multi-units and the very strange thing is that I skim through every real estate book I can get my hands on and every book I ever read is missing the very most important facets of multi-unit investing and every book is full of pure B.S. when it comes to the subjects to the pitfalls of multi-unit investing.

(you might have to pay some closing costs unless they can roll them into the FHA loan).[2] A lender who will lend to you.[3] Acceptable lender credit.But job #1 is to stabilize yourself indoors, then get a second job and save up some emergency money so this is less likely to happen to in the future.If you get  a second job at a resturant --maybe you can eat for free there.If you are depressed--get some counseling....some place charge a sliding scale on what you can afford.This is just a skim over view on this stuff...It will probably take you a couple of years to get your act together to where you are comfortable buying..so in the mean time study.Good Luck!
