What deals are you trying to have questions answered on?

Is there a specific challenge you are trying to solve for? 

This is prime real estate, and is just about the last piece of land in this area.I have begun to develop a commercial property that I own with contractor garages, which is the extent of my experience in this space.I'm trying to get a sense of how to structure something like this, with using LP's, and also partnering with a builder, and carving something out in that regard.Does anyone have recommendations on who is currently working in this space and could provide some insight?

Yes we tried everything, and Yes I know now that wasn't the best play haha. 

It tries to do too many things and poorly at that.

please let me know if you have successfully completed a creative finance deal and you have some terms example breakdowns i can take a look at much appreciated im trying to buy an apartment complex asap

So I’m trying to come up with a game plan  Conventional loans do require 25% down on an investment property.

I don't want to try to predict the next "hot market" or "hot asset class."

Still trying to figure that out.
