Plain and simple, it's not their property and they should be asking for approval before they make any changes to the property. 

I am looking at a triplex in South Carolina that I want to use as either a BRRRR or just a plain rental.

There will always be opportunity and deals in any market because there are always deaths divorce sickness unemployment and of coarse landlords just plain sick of dealing with people .

sounds like a plain eviction case to me. 

However, if they do not, we have the option to re-option it to them, or find a new end buyer and lease option it to them, or sell the property on the open market, or just plain rent it. 

It's just plain unethical.For those who are out there offering solutions to problems without taking advantage, no problem. 

I have a printed out RTA copy that I have reviewed a couple of times, but the phrasing in it  seems to not plainly outline exactly what is the "black and white" of some circumstances and leaves a lot open to interpretation.

Regardless of the color of the house it will still look plain with out landscaping.

Older properties, and also those in flood plains, will cost more.

Outside of that, a plain old refi would do the trick, but yes, you would have to do the underwriting.
