I'm selling my family's boutique Tuscany residence / small hotel, it's an agriturismo in Maremma with 40ha of land, wine and olive oil produce, close to Montalcino.I'm looking for a real estate broker who deals with properties in Italy and I was wondering if any of you guys had any suggestions?

@Nicolas Botia  Without digging too deep I would say it fails the 50% rule right off the bat.

Hi @Nicolas Mitchell it depends on what metric you are using.  

Other uses of properties for the purpose of ranching, farming or wine-growing, will require additional specialized coverage on that location. 

I also buy cases of wine and leave them in the linen closet, my housekeepers set out a bottle with my business card for guests checking in.

@Nicolas Biangel Hi Nicolas, on the blanket loans that I've financed (which are essentially cross collateralized assets on one note) each property is assigned a loan value and if an investor wants to sell/refinance a property out of the blanket, there is a typically a release cost associated with it.
