There are opportunities in rent controlled housing because those buildings are artificially worth less than they “should” be.

Some jurisdictions have limits on how much taxes rise, so you might be looking at an artificially low tax amount on an mls syndicated site that wont hold true for a new owner.

It is really that simple and the rest is using intelligent strategies applicable to tax optimization and reducinug your taxable income through deductions that you get as a real estate business owner. 

That will not allow mortgage rates to drop.In short... this is what happens when the economy is artificially stimulated for longer than is should be.

I have been doing real estate for over 20 years but have only been doing it intelligently for about 5 years hehe. 

We also of course have a large multiple insurance settlement that I want to invest intelligently which I'm thinking will make all of my goals possible.
