Some behavior you want to exclude right off the bat for sure - smokers, etc - and I don't disagree with your premise that I don't think I'd want that situation under my own roof - but if a person is not breaking any law, you have to either let them do what they want within reason or let them seek accomodations elsewhere.

In other cases, I have made a lower offer to start, and negotiated on up to H&B (if necessary) and never above that.To sum it up, each situation is different and your stratgey needs to accomodate the situation.

Understand that private money may not always be available.I'm not a fan of putting all I have with any one lender, banks do fail and new holders may not be as accomodating, but that depends on how much you're dumping into one lender too.The biggest concern with blanket loans are the terms of release for each property secured!
