Casa View in East Dallas, West Dallas around Singleton and Hampton, Oak Cliff is where I would start looking.

Oak Cliff and far south Dallas have high crime rates.

It is a direct flight from SFO, OAK or SJC.

They come in Oak, espresso, and white I think.

My suggestion would be to look at the smaller cities closer to DFW if you want someplace with possibilities of growth and expansion....any of the cities around Weatherford and Decatur....Springtown, Boyd, Azle, Hudson Oaks, Aledo, Cleburne, Granbury, etc.That's just my gut feeling.   

We added some accent hardwoods in a dark cherry recently along with the dark carpet and it really is an eye catcher.edit: the home we live in was built in 2007 and was a parade of homes winner and it has a relatively dark carpet matched with golden oak hardwoods and a bunch of earthtone wall colors, which works quite well.editx2: don't reinvent the wheel.

So is planting a ticket oak. :) As mentioned above that is just not going to happen.

Awesome job you can't even see it but the floor  it was only about 2 feet.I have something like this joint in my house where two floors butt up against each other and they are oak but the location it is very noticeable so you might find it detracts from your  reno.

I can speak a Lot about Palm Coast as I personal own Duplexes, and manage other investor properties in Palm Coast and why I like it for long term strategy.I'll start off with Citrus Springs and areas in the greater Ocala area such as Marion Oaks.

This would entail painting, remove carpet and put down floor, probably oak look LVP for snow durability, new bathroom vanity and fixtures, new kitchen(its very small, think like 4 lower cabinets and 2 upper cabinets plus counter of course).
