South Dallas is almost all C and D neighborhoods with exceptions of Bishop Arts and the little suburbs they have got below I 30. Oak Cliff and far south Dallas have high crime rates. I wouldn’t say stay away from those because the prices are cheap and there’s less competition. But those areas aren’t for everybody. North Dallas has a lot of A and B class neighborhoods to choose from. East Dallas like Mesquite and Garland aren’t terrible neighborhoods but up and coming. Lots of houses being flipped. As @Bruce Lynn said that entire market west of Dallas, Including of of those places around Fort Worth are very good areas to start as well.
