I personally was out there gathering information and documents regarding raw Oceanfront property (with permits in place for Hotel Casino and Resort), Acreage for agriculture development (Puerto Rico is blessed with very Fertile Soil), some shopping centers in urban areas and 2 private islands that a broker wants me to help him market here in the States.

I do send them copies of all the lease agreements that I sign and my LTV is in good shape (32%) since I have many productively rented properties and also a well-paying w2 job.So that is what I'm doing lately - things were simpler when I was under the 10 limit but even though the bank has started raining on my parade I am still feeling the thrill of getting a distressed house, fixing it, and having it appraise for enough to have gotten all the cash back out and being, in theory, able to do that 500 times with a modest starting nut.I'm hoping to find my next portfolio lender who will finance out based on appraised value at 75% LTV without a balloon and keep the train rolling for one more year of acquisition.

Recently we put together an offer that some of the elements in it may serve your needs.6 unit apartment house, poor condition -100% financed by private lender interest only with payments of X percent with a balloon in 5 years; the mortgage/note agreement contains a bonus kicker for the private lender of $10,000, pushing his return on the loan way up.The low credit no cash investor, a contractor, was happy, the investor was thrilled with the monthly payments and a bonus kicker when the balloon burst!
