If you voluntarily choose to undervalue your investment you are not a professional landlord It makes no difference where you own properties or if you have one unit or a hundred how you operate your business defines you as hobby or professional.IF you are not charging market rent or do not immediately raise your rents to market when you purchase a property, assuming legally you can, then I assume you are operating as a hobby.

My understanding is that renter's insurance covers their items and gets you off the hook if someone falls on the property that they are renting, or if they negligently left a pot on the stove and the kitchen burned - their fault, their insurance not you.
