They'll owe you a lot more before this is over if you can't incentivize them to leave voluntarily and you'll have lost income, court fees, and potentially revenge damage to deal with.

The relevant section of the lease in question states:If Tenant elects to voluntarily terminate this Lease during the initial Term (for example, house purchase, voluntary job change, marriage), two (2) full months' written notice prior to the rent due date to quit and vacate -- to run from the first of the month to the last day of the second month -- shall be given to Landlord.

Nobody has to take an applicant who is rude or who is mean to their kids, or who is bickering with their significant other, or who shows up late, or smells of smoke or alcohol or pot, or her kids are unruly heathens.

If you voluntarily choose to undervalue your investment you are not a professional landlord It makes no difference where you own properties or if you have one unit or a hundred how you operate your business defines you as hobby or professional.IF you are not charging market rent or do not immediately raise your rents to market when you purchase a property, assuming legally you can, then I assume you are operating as a hobby.

I have a pair of tenants that are known by all tenants as the drug/pot dealers but no one is willing to testify.Before they moved in, I checked their background and they had nothing bad.

My understanding is that renter's insurance covers their items and gets you off the hook if someone falls on the property that they are renting, or if they negligently left a pot on the stove and the kitchen burned - their fault, their insurance not you.  

We use WilliamPaid and while we only have 6 tenants - all of them voluntarily use it.
