Going with the LLC will also give you a bunch of extra protection in the event a tenant files suit against you, they will only be able to go after what is held in the LLC and not attack any of your personal assets.

I happened to have watched People's court last week and the situation was similar: Actually, the tenant was attacked in his apartment and left and was suing for his earnest money.The judge found that the tenant didn't exactly have the right to get the full earnest money back, because it was their decision to leave.
