I had an addition built onto my house this spring, GC'd it myself as well as did some of the work (insulation, HVAC, finish trim work, painting, all electrical, soffit & siding) and my site was prepped and I still spent over $100/sf.

Modern Gray looks really nice against medium or dark wood trim, cabinetry and flooring.

In my mind, at least a 2-3% premium to those minimums for turn key style investments, and substantially more if you are active-like shoveling snow, checking on wells/tree trimming, etc….If you’re managing yourself, it should be a very large percentage in my opinion.

Can we just put plywood or vinyl trim or something similar in the glass area? 

With that roof color, I think the sage green with cream trim would look great.

Estimate for rehab:Painting - Touch up-Paint "ALL", walls, closets, pantry, Interior & Exterior doors, stair railing & banisters, fireplace mantel, interior & exterior trim, ceilings and trim as needed.

Depending on the roof, entry and window trim, etc, it could be great!

Then, add trim costs.

In another case the tenant got paint all over the carpet and in the final case the tenant got paint all over the trim.

Flooring, trim, doors, etc.
