@Brandon Holcomb I'm a transplant from So Cal to Raleigh (with a few stops along the way)...you'll need to recalibrate your understanding of price points since the markets are so different.

Thank you for the insight.The property tax rate here is pretty absurd (a hair over 2%), so that strategy might not work within city limits here, but there are neighboring communities with much lower tax rates I'm considering that I'll definitely take this into account for.

We seem to grab for the quick and easy but its the small amounts and its like I'm happy if I pick up a few hundred it's like my brain is wired wrong then again it could be that I kind of know what I can get for this boat or tractor (or what ever)and wife is catching the bugAnd on bigger things I have to use the W.A.G method I am kind of stumped on how they figure values on a lot of property's to me it seems like a lot of homes in the 210/240 range I personally think are not worth a penny over 160 Maybe I should just play some with mobiles and the cheap fixers at firstMaybe a BRAIN TRANSPLANT!

What I mean by that is all long term leases, corporate credit national credit,rental increases,etc.The more (hair) on the deal the more a buyer wants to raise the cap rate higher on offer price.If you want you can send me the flyer on it and I will tell you what I think.
