Help Refinancing a Home in NJ

Hey Everyone. I'm new to the forum and need a little bit of help. My wife and I are have been trying to get a mortgage on the home we live in. It's been a long, complicated process, so I'll try to sum it up as best I can.

My wife and I have been living in my father in law's house, paying "rent" so to speak by paying toward his mortgages. His rates are extremely high as are his payments. After some thought, my wife and I decided that we wanted to own the house and have since sought out loans.

At first we were looking to buy the home, but were told that we should do a quitclaim title transfer and refinance instead. Upon doing that, we have been told by different lenders, including the one who advised us to change the deed, that we will have to wait a period of 6 months to a year before refinancing. Is there anything else we can do? Is this information accurate? We have been told different things by several lenders- can someone point me to a source that I can research directly for myself.

The mortgage payments are becoming an increasing burden and have strained us financially. We are looking to refinance immediately instead of a year from now when who knows what financial shape we will be in because of all of this mess. Please help!
