If you're looking at $1,500 in rents on a $100,000 property, it might be okay... not good, but okay... if the reno only gets you to $1,900 a month but you're now up to $150,000 on the mortgage your debt servicing got substantially harder.Debt is great, preserving cash is great, but at the end of the day, none of it matters if you don't make the mortgage payments :) I found that out the hard way :(

So lets be serious now... talking about being downtown, where the state put a one mile radius around the isolated communities where they are able to preserve the neighborhoods, does not represent what makes up most of the detroit experience of the hoods and ghettos. anywhere in the world has its good areas and its bad areas. but detroit has more bad areas than most.
