Again, this post doesn't indicate that you are talking about instant appreciation, it sounds like you are talking about market appreciation, especially say that the 'ultimate goal is to EVENTUALLY sell the property'.When we read the original thread, it is crystal clear that this thread was originally about long term market appreciation vs. cash flow for rental property.

We don't have crystal balls and despite many eyeballs on a property, things can happen. 

Now I'll put my crystal ball back on the shelf and wait to see if it was right.

I'm from in-city Seattle and although I love the mountains, it can be a bit dark, wet and miserable in the winter unless you are at Crystal, Stevens, Baker or Snoqualmie Pass.

What about Galveston/Crystal Beach area?

@Traverse Zink, I have a vacation rental in Palm Harbor-Crystal Beach specifically (unincorporated town in Pinellas County).

To some these goals might seem a bit lofty, but I have been fortunate to work with tax clients who accomplished this level of success.I realize the road ahead has many more bumps, turns, struggles, but with Passion, a crystal clear Mission/Vision, anything can be accomplished.Steve, thanks so much for asking this question as I really believe it is important to know the "WHY" as the WHY will drive someone to take action.
