We were pretty much confined to a ranch style rectangle.

I use Cozy to manage these properties.  

I like being able to control the application, and I didn't prefer the layout of the zillow or cozy applications as they weren't thorough enough in my opinion. 

Consider RentPrep, Cozy, and SmartMove for full tenant screening.

To confine your focus on proving there is a problem rather than seeking intelligent solutions is a waste of time.Now I would be among the first to not recommend buying a book for the answers, even though we do sell a book on one very specific piece of this puzzle.

One thing I would note is that since Cozy was acquired by apartments.com, I believe they've stopped accepting new signups.
