I know the VA loan but I will be deploying soon and that card isn't the best card in the deck at this moment.

I'm a cashflow guy, so of course I think all that capital could be better deployed (and leveraged) in a market in the South or Midwest. 

Not many get that honest on here.I know most strip every buck of equity they can and frantically seek the next deal to deploy it. 

I'm currently deployed but moving to the Hulburt Field area when I get back.

It'll generate about $300k in proceeds that I absolutely will be deploying to new real estate investments.

If someone is either an aggressive douche, entitled, alcoholic, lawyer, in military (w/ possible deployment), odd jobber, uber pet lover, or we’re dealing with a sugar daddy/baby momma situation, I will think twice.

You can buy with equity if you buy " desistimientos" which are properties that had fell behind on.thenprocess due to buyers inability to continue the buying process ..at this point you buy a quicker to deliver property which due to the passing of time ( 1 year plus ) has alredy earned in valuation compared to newly deployed projects...

I placed a tenant in the unit in a hurry to help me just cover the expenses while I was deployed, big mistake!
