Up high in a building, but not too high because long elevator rides are boring.In an area with things I like to do that are close.With reasonable parking available for guests when I entertain.And a rooftop pool, hot tub, lounge area would be nice.Plus a community workout room, and some kind of storage available for things like off season Christmas decorations, and etc... 

So it was the condition of the homes. not the hood that made him basically a slum lord in my mind now a very rich one.I met him in my brokerage days I sold him a 1200 acre trophy ranch in Northern CA.. that of course he paid cash for   LOL...

If they are current in their rent I give out Visa Gift Cards to my tenants each Christmas in the amount of $25.00.

This can be a primarily weekend business but during school vacation both new Hampshire and Massachusetts as well as Christmas week you should expect to get at least a 5 night stay if not a full week at peak prices.
