It’s passive and relatively risk free.LOL, hard money is rarely risk free, it is none-of risk free.Short term financing is inherently extremely high risk investment especially if the underlying LTV is low, the borrower made mishap or the debt sponsor manipulates the number, or the NPL itself increased in the number.Be extremely careful if residential going down in value because NPL would skyrocket LOLit's first time time I heard hard money is risk free, no way it's like that LOL.

Having the smart thermostats are nice because you can keep the tenants from keeping the temps too high in the winter and too low in the summer (we pay the utilities).

We had several extended periods with abnormally low temperatures in Dallas this past winter, that will create high electric bills in an all electric home.You said you replaced the A/C when you purchased the home, did you by chance have heat pumps installed or is the heat just resistive heat (very expensive).Even with heat pumps, when the temps get into the teens, the cost to heat goes up significantly.

worst thing is, they manipulate and present incorrect info mostly COMPS to show the value add and send stacks of pages as a supporting documents to investors.
