And chances are, our property policy will close out and seek reimbursement from the Gas company.Bottom line, if my client would have to wait for 1, 2 or 3 years to have the gas company pay for the damages and lost rents, he would loss the property because he can not float that much $ for that long.That's the one I have this month:)

I typically take the average daily consumption over the past couple of bills and reimburse the tenant for the number of days we are using the utilities.If your tenant does not know you, have your PM perform the introduction or call first to introduce yourself.

You do not get reimbursed by tenants with expenses with multifamily like you do with NNN.The 6 cap NNN I would have to look at the dirt location, what rent per sq ft they are starting at, and early termination clauses in primary lease term, the blended cap rate over time with rental increases etc.All I do day in and out is NNN commercial retail across the country for clients.
