I started my sales career selling fuller brush door to door at 14.. it creates life long skills.My dad did door hangers for his real estate business for two decades that's the only way he got leads.but keep in mind he did it on steroids we had a huge printing press in our garage and I printed the door hangers after school. and then we would grab all the neighborhood kids on sat sun to put them out door to door..once he scaled it even bigger U pick up paper passers at the homeless shelters.. did this for ever.. cheapest way to create leads and hundreds if not thousands of them .

Scanning through the pages I came upon a "compliance/transaction fee due to broker at closing" of $1,495, and when I pressed the agent he said that it's a compliance fee that his office charges for properties below a certain purchase price.  

Without all the information, seems like you would be hard pressed to produce the same cash/economics with a zero DST and another home without a mortgage. 

Now, I don't see that on the horizon but historical data is as it is so who knows, maybe there is faciliatory actions to come that will press things into facilitating a bull-run.

She has always been up front and honest with me so I did not press her on the actual price difference but rather took her for her word.

Find a home you like, one that will be a good rental in the future, and if its affordable (via house hacking) press forward. 

Even with all of the downward pressure on values caused by rates, demand is still extremely high, supply extremely low, and therefore you'll be hard pressed to find a property worth less today than a year or two ago. 

There are definitely still deals out there but you will be hard-pressed to find something in a B area for $125k that does not need a complete gut job.
