A couple other conversations I had in the last 2 days shed light on the recent elevated status of China Lake military base as demonstrated by the swift funding for repairs after the recent destructive earthquake (and apparent reluctance to do so before government officials were given a proper tour). 

How you approach the mentor demonstrates how you will approach real estate investing.

The tenant provides fraudulent documentation attesting to their need for an emotional support animal (usually a fake emotional support animal letter).The landlord can demonstrate that making accommodations for an ESA would impose undue financial burden or logistical burden.

For example does it have to be a demonstrated primary residence or would say staying on all weekends meet the bar?

How does one track the hrs spent to demonstrate to the IRS that you indeed work more on this than a W-2 job?

I'm being hyperbolic to demonstrate that the numbers may be what you want to focus on instead of age.

Demonstrated demonstrated cashflow or potential goes a long way imo, especially if its a value add.

I created the following table to demonstrate the decrease in the amount of groceries you can purchase in 5-year intervals.As you can see, each year you have to reduce your grocery purchases by 3% (5% inflation - 2% increase in rent).

The other big thing with Dodd Frank is demonstrating the "ability to pay" which is simply getting documents from buyer showing that they have the income to make the payments, etc.  

So the location of your QI doesn't have to be as important as their depth and amount of demonstrated experience and their fit with you personally.
