These items all depend on the tenant’s habits/behavior and how long they live in the property.

If there's unruly behavior, get those issues addressed as well through lease addendum and written agreements.

You don't need to regulate other peoples' behavior inside your properties. 

Sponsors for these types of investments also should not take all of your money even if you were willing to invest all of it.What strikes me as very odd behavior is seeing people hoard money and try to cherry pick the deal of the century instead of placing smaller (but still big) bets in very good deals.

I appreciate you bringing that to our attention.I am looking at wholesaling and it is behavior like the type you described that gives wholesalers/real estate professionals a bad name.Nothing worth having in life is easy.

But once again, I remind you that my comments were addressing the question "Should I as a wholesaler, get my Real Estate license"My point was that a person can choose to be unethical, or more likely, just not understand what ethical behavior is...

I think simply letting him know you're aware of his drug use and erratic behavior and that unless he vacates peaceably you'll take legal action will be enough to take care of things, especially if he's a young college kid.

So I use this clause to make it clear that kind of behavior is not acceptable, then in the future as I was taught I can mail a copy of this clause from the lease THEY signed and ask them to cure the infraction.
