Roomates are at ends with each other

So I have this unit that I rented out to two very nice college boys. I met them, vetted them and ran checks on them. They said they where both serious about school etc. Well apparently one of them is now skipping school, doing drugs in the house and there is damage with holes in the wall. The other called and told me about the problems. I can't have this and know I need to do something, the other seeks like he would stay. Can I evict just one roommate even though they are both on  the lease? What would you do?

Yes you can evict one roommate if the other is obviously willing to stay, he could get another roommate to add on the lease or more that likely would have parental support to cover the rent.

I would send tenant bad boy a text or email that you need to meet with him.

At that meeting give him a notice of lease violation regarding drug use, it's confirmed by his roommate.

Tell him he has 3 days to vacate or your going to file eviction action on him for cause.

You need a crime free / drug free addendum for your property.  

You could evict both but I'd favor keeping the guy that spilled the beans about his roommate he's seeking your help and I'd do just that.

If one goes write up a new lease with just the current kid. Have the current kid agree to sign off the roommate if he agrees to leave. I wouldn't give the drug tenant more than 3 days.. he has to go.

You could evict both but Just have bad boy agree to vacate ASAP and sign him off the lease. and be done with it.
