@James Lewis , here in the Southeast, you can find turn key mobile homes every day of the week in the 2-$3,000 range.

I'm also a newbie in southeast Indy.

I am very familiar with the south east area of Michigan, (Wayne, Oakland, Macomb), counties, which is where I am looking to invest. 

On underwater notes, I use the BPO as-is value for my pricing guideline, typically 30-50% of that value for my offer for properties in the southeast and midwest.

Hello Eric, thank you for the acknowledgement, I work with both buyers and sellers, I focus mostly on the northeast northwest side of Houston but I am not opposed to finding deals on the south, east or west sides of the city, I look forward to hopefully working with you in the future

I've searched everywhere (REI Club, meetups etc..) and have only found clubs in the south, east, and north bay.
