Taking the East Coast market, cap rates are generally higher because you don't have the expectation of long term appreciation vs other Canadian markets like Toronto, Vancouver, etc.

I’d probably stay away from short term rentals (fwiw you really can’t do them anywhere in the dmv with execption of Alexandria unless it’s owner occupied) I’d probably use like 100k of that as a down payment on a property somewhere in the vicinity of dc, say front Royal or the eastern shore (I have a rental there) but the rest in an index fund and bonds and diversified putting all your money in a str in area you don’t know is pretty risky.

Royal Hawaiin air flew in there in Cessna 414s and in those days a passenger could hop up and fly right seat.. ( don't touch anything ) so I did that many times.. and as a bonus you might stop at Kalapaupa Leper colony to drop something off or pick someone up going to HNL.
