As for the washer dryer, the tenant can deal with that for several days even a couple weeks as long as landlord is working to get it fixed. its not life threatening.

And as I previously mentioned it is very rare except in the most severe cases for our board to uphold a landlords request to terminate under any of those reasons.As a example I had a tenant selling drugs, driving a unlicensed/uninsured vehicle and threatening other tenants all on the property.
