Threatened to overstay without paying rent if I asked for late fee.

Good suggestions; thank you...however in my experience starting a landlord/tenant relationship by threatening eviction is not something I'm comfortable with.

Threatening you would be if I said I was going to do something to you.

Tenant is now threatening to sue.

As for the washer dryer, the tenant can deal with that for several days even a couple weeks as long as landlord is working to get it fixed. its not life threatening. 

In the past 5 weeks I've gone from happy to annoyed, to miffed, to upset, to angry, to litigious, to threatening to crying myself to sleep at night, to giggling uncontrollably at times and now to full numb.

If I cave in to their demands, even though late October next year still isn't an ideal time to find a new tenant, it would still give me much more time to prepare and find a new tenant than what the tenants are threatening to do this year.

And as I previously mentioned it is very rare except in the most severe cases for our board to uphold a landlords request to terminate under any of those reasons.As a example I had a tenant selling drugs, driving a unlicensed/uninsured vehicle and threatening other tenants all on the property.  

He had some tenants who sold drugs and threatened the neighbors.

They even threatened to send the health department in to inspect my home if I did not meet their demands.
