Sooo... people can do whatever they feel most comfortable with, but I don't see any reason whatsoever to not have an extra free resource by your side. 

As I said, I have no contacts with any of the buyers whatsoever except for one, but this property could really be a steal if I can get it under contract.Any insight is greatly appreciated!

There is one true test to determine if an investment is passive: once you have made the investment, from that point forward, any activity made by you, regardless of the type, duration, frequency, etc of that action, has no bearing whatsoever on the outcome of the investment.

If your lease has enuff teeth in it, this item would already have been taken care of.

I just had my the 30th birthday, which I wasn't particularly fond of (although my 40 something friends show me no sympathy whatsoever).

All they care about is promoting the new projects with no follow up whatsoever with regards to old projects.

Being semi retired at 38 is boring as (*%$I feel as if I should add that I started working/investing  full time at 19, and had no college debt whatsoever.
