As a custodian and fiduciary, they are just not allowed to provide tax, legal, or investment advice.That said, most custodians will put on the brakes if they see a clear violation, but they have no obligation to so do and will definitely not be any help in a gray area situation.By contrast, a checkbook plan provided by a quality company will include consulting support that is not available from a custodian.  

I use white sheets from a particular company, and dark gray towels, so they are distinctive.  

I'd say for landlord deals, based on my experience, South West and West Philadelphia and South Philadelphia (Point Breeze, Grays Ferry, Whitman, and Newbold, just to name a few) are prime areas as well as Olney, Kensington, and the Frankford, Bridesburg, Tacony, and Torresdale sections of NE Philly.

I do think there's some gray area between enough and paralysis by analysis.

It’s a gray area for me as I don’t have a clue about the property taxes or rents in markets outside of AZ.

I picked nice paint colors, a nice light gray on the interiors, a nice pale blue in the bathrooms and an awesome slate with white trim on the exterior.
