Transplant from Washington state here.

Hello BP members: I am a recent transplant to Austin, Texas area and lived 18 yrs in SF Bay area.

I would like to look at the most methodical approach and the most light my hair on fire approach and find a middle ground.I would appreciate good feed back

For someone out of state or local wanting to get in the game, (without splitting too many hairs) they can fairly easily find a solid SFH in a B-Class area with an ARV between $80,000 and $120,000 and win all day long on that type of deal. 

We're also projected to be the #1 rental growth market in the nation with 10% growth this year, and 8.5% growth next year.A large part of the reason for this is the massive migration of Bay Area transplants who are looking for more affordable living.

Real Estate has hair on it and it's not what the fix and flip TV shows make it out to be. 

But I suppose I am splitting hairs and using percentages is a good estimate.I like the forced appreciation concept...at the very least being mindful of how any money spent/projects done will increase the bottom line.  

As transplanted Arkansas, we didn't live the history of these neighborhoods, but we love these beautiful historic homes.

I'm thinking of all the sleepless nights and gray hair while watching this building come back to life for a new purpose (to make me money).
