Tenant agrees to take due precaution against freezing water or waste pipes and stoppage of same in and about said premises.This includes, but is not limited to disconnecting all garden hoses from outdoor faucets prior to freezing weather and opening cabinets under fixtures that are adjacent to outside walls to allow warm air circulation near water and waste pipes.If water or waste pipes are frozen Tenant will notify Landlord immediately and in writing.If Tenant did not take due precaution to prevent the freezing and/or fails to notify Landlord of a problem in a timely manner, Tenant will be held liable for all damage caused thereby.

I have lucked out twice and had tenants that ran a gardening service on the side and wanted to do it themselves.

I do, however, rent out rooms in my home, and am able to depreciate that sq footage, as well as deduct a portion of the cleaning lady, the gardener, cable, garbage, water, heat, etc. 

One is an 12 unit garden style brick building and the other one an 8 unit high end historic loft building.

You could spend $100 to buy a $125 gift card, then gift the card for a $125 business expense versus a $100 business expense if you were to just give cash.I am a hobby beekeeper and gift honey at the end of the year and fresh garden vegetables during the summer.

I saw this unfolding... but wasn't set up for what Telegraph Road and (related) Dorothea Gardens Development were doing, and back 15 years ago The Wood Pile LLC... some of these events were not hard to see.
