We both work full time jobs and have two young kids, a girl age 3.5 years and a boy age 5 mo.  

I would also set up 2 college funds, 1 for my 2 month old baby girl, and 1 for my 3 year old son.

If your flipping 2 to 5 million a year in homes you own that's 60 to 150k in your jeans for simply having the license.There was a thread that went pretty far on BP with this young lady in Seattle that did her first fix and flip and made I think 18k.. it was all great and all and she got lots of Atta Girls but when you dissected what she wrote the only reason she made 18k was first off she saved 7k by listing it herself ( she is licensed) and had sweet heart money at 6%.. the license allows for ut oh's that would normally be loss's or no profit.. at least in this instance your buying your own listings. and in ultra hot markets that's not a bad way to go

These men and women are big boys and girls. 

There are parts I like and would live and there are parts I would only go with a National Guard escort. 

In my free time I love having all 4 of girls, fur babies,  in my lap or out watching them run in the yard.  

Good chance when you go to the property and are prepared to legally enter it, the tenant or the girl friend will be there.

The girl was fine, but the two little boys acted like they were on hyper sugar caffeine pills.

This was great because I could tell girls at parties I was going to be a rocket scientist...3 years in, switched it over to industrial engineering when it became clear to me that the aerospace industry was dependent on defense contracts and jobs were getting hard to come by.
