If so, what happens in the event the tenant stops paying rent (immediately that is, in fairness to your PM, life happens and they don’t have a crystal ball) and needs to be evicted?

They don't get to now wish they had chosen the other option, because now it would have been the better option, had they been able to see into their crystal ball.Anyway, if you did the lease right, and they chose the early termination fee, you're free to keep the money they agreed to pay, and go on vacation.
