This topic has prompted me to go back and look at my own screening criteria documents to make sure they are crystal clear about this.

If so, what happens in the event the tenant stops paying rent (immediately that is, in fairness to your PM, life happens and they don’t have a crystal ball) and needs to be evicted?

I don't have a crystal ball, so anything that long is tough to say.

They don't get to now wish they had chosen the other option, because now it would have been the better option, had they been able to see into their crystal ball.Anyway, if you did the lease right, and they chose the early termination fee, you're free to keep the money they agreed to pay, and go on vacation.

Let me look into my crystal ball...Actually, I think whenever you buy something, the numbers have to work for you today.
