This is probably more costs, but if this going to be the first bit of development in this area, you may want to reach out to an architect to design the facade.

Hi BP's,I am 26 years old architect (not licensed) and would like to start investing in Real estate.

We finished that last week, and provided the topo to our architect.

This what gives me Joy Fulfillment and Purpose in the real estate business.WE get to hire Architects all the subs that make their living working for us.. the real estate agents get their fee's the banks get thier fees and interest loaning us the money.

@Robert Carpenter,I've spent the past 10 years as an Architect designing and working with developers on NYC hotels.

My all in project cost with land, fees, architect, etc is about $500sf.

Even today I can't believe we found such a great lot.Then with a combination of web searches and referrals we found an architect, lender and builder. 

Hello BP community,I am currently looking for a new architect to work on projects we have in Arizona, mainly Phoenix.

Separately, I spoke with an architect who quoted $400-$600 per square foot for renovation.  

I have another buddy that is an architect and they are wrapping up building a home next to my parents right now in Mexico Beach.
