the stuff the land guys are buying today are parcels may dad sold 50 60 years ago.. but probably have been through a few hands in between.. one needs to remember there are literally MILLIONS of undeveloped parcels in CA.... and the western deserts.. its a cottage industry for sure..

Hello everyone, I'm constantly looking for for deals on the western slope Pagosa Springs/Durango area and have yet to find something that qualifies for even the 1% rule.

I'm actually an expat living abroad right now, but we've decided to invest in Western PA in multifamily rentals, with the idea that when we move back we'll time it to move into one of the units and rent out the others.My husband earned our money via crypto but I've convinced him to diversify into real estate.

All of the western suburbs can be tricky to deal with in my experience.
