If you really wanted to calculate the benefit you would use a discount rate as well.Plus there is the terminal value amounts which will contain recapture amount breakout.Then you have to account for possible other passive activities, active participation, AGI, etc.Plus the marginal rate may be a blended rate with adjustments as some states required bonus adjustments.Plus if you are an LP you are passive by default so you need to go through some layers of basis before it gets to your 1040.I mean any number provided has a long way to go.This is an example of how intense some depreciation optimization calculations can be.

You can imagine how buyers feel when you tell them it's basically a take it or leave it situation.If issues come up you can remind the Seller and listing agent that, depending on what is uncovered during the inspection, they will have to disclose it to other buyers once they are made aware of it.

I do value add deals for my syndicate as the promote is the payoff.If I buy some stabilized property at say a 7 to 8 cap as a sponsor then really after resale in so many years and blending of the cap rate up with rental increases there is not much of a return there for the sponsor.

Since it's double wide, in addition to the 2 car garage for us, there are 3 uncovered parking spaces, coin laundry in the basement, and tenants would only pay for electric (heat is a boiler system and there is only 1 gas meter stoves are all electric, and there are large electric ac units sealed into the walls in all units).
