@Antonio Coleman Not sure how your free lawn care tips translated to "So, we went out and set bandit signs around the city listing that we are giving away free lawn care services.

So I did my first direct mail campaign and it mailed out yesterday,  The area I targeted has a good number of Spanish speaking people so I did the postcard in English and Spanish using google translator.  

I'm not trying to sound like a know-it-all, but I did live in China for 3 years and I'm a Chinese translator. 1.)

If you break down some of the more popular reasons why people might sell an absentee owner house (negative cash flow, liability, etc.) and translate these issues into stories with solutions, like parables, then people who open and read your piece might just bite on your Unique Selling Proposition.

They need to translate into the seller picking up the phone and calling you.  

Richmond's an awesome place to live and there's plenty of opportunity to find a great home that will translate into a single family rental down the road.

The difference is slick marketing but that doesn't translate into better profits for the investor.

But it has appreciated about 8% or so,  and that's why i was thinking about the heloc to wipe out the remaining 6% and save the 4 years of PMI left to pay.I'll translate for Brent.
