Definitely seeing emphasis on condo/condotel distinction; usually in reference to financing but probably important for other reasons too.Good luck on your next property!  

@Golan CorshidiYour friend does make a good point about stocks providing a potentially high return with low effort; emphasis on the low effort.

I'm a little nervous of getting a new flip not on MLS since maybe there's things they could be hiding and it's like putting lipstick on a pig, but at the same time I have seen some remodels that are stunning and it's clear there is an emphasis on craftsmanship. 

I use Steven Rosen via Global Title Company for traditional closings. 

Always remember, if either appreciation or cash flow turns south temporarily from I don't know, a global pandemic as example, can you hold it.  

**I bring up this last point bc I hear a lot of folks having this discussion and asking about market A, B, C, etc; not so much of an emphasis on the people you'll ultimately select to help you deploy this strategy successfully.

Sure there are REITs and Syndications but these are tiny compared to an S&P 500 or global market fund.

Going forward, putting an emphasis on tenant retention efforts (easier said then done) is key.
