The prices don't change much, but the character of the residents and buildings change rapidly.It's unfortunate that many out of state investors don't understand this and end up with houses on the lesser block with expectations of performance based on the better block.Do your research, spend some time in the city you want to invest in, and build a good local team.As an example in Dayton, you can get a decent SFH for 30K and rent it for 550-600.

It is out of character for me to take on 2 projects of this size at the same time but I really wanted to clean up the street due to the size of my investment on the streeet and the fact I will be looking at this property from my front yard for the foreseeable future.
