If I rent it to four roommates, it's four leases, four rent payments, four move-ins and move-outs, drama because they are strangers in a shared space, extra vehicles, more visitors, etc.Consider networking with local investors at investor meetups to get local recommendations.

However, since the inspection report will scream out "BUYER BEWARE", etc, the smart thing to do is remove it and maximize the sale.....

Thats scream " we do stuff fast and cheap"..... but crap work. 

Plus a dumpster just screams to neighbors to throw in their trash . 

It would work for me if in a great location, although the price-point and rent amount doesn't scream great location...  

Purchase price: $1,800 Adjacent to VA Hospital and Forestry Service, (corner of Rigolette and Shreveport Hwy), this commercial lot is a great opportunity for billboards, food truck or convenience store – easily accessible to 1600+ Federal employees, not to mention hundreds of daily visitors!

Reading your post and your reply, my intuition is screaming DO NOT buy this place.  

Generally speaking we have to get such a screaming deal that we are purchasing the property well below the cash out loan MAXIMUM so that when we go to refinance at 75% LTV or 80% LTV that there's enough room to pull cash out. 

I got a nutter on one side screaming in my ear with a bull-horn were all gonna die.
