I realize these "lists" are a dime a dozen, but we've been telling our clients to purchase in South East Colorado Springs for some time now because it's relatively cheap compared to the rest of Colorado Springs, has a fluid tenant pool and is slated to get quite a few new job heavy developments, including Amazon, Space Force and Aerospace corp.

Makes a better entry.Those electro magnetic fields will be off of transmission lines regardless of them being produced by hydroelectric or atomic plants, if it's a rental you may not see any difference in rents, homes close are usually harder to sell and there is some degree of external obsolesence attached for valuations,IMO.
