I don't know that I would ever feel comfortable turning over my customer service to someone who only knows a few common English phrases (Unfortunately, yes I understand, I am terribly sorry, etc).  

Tax wise no, the actual return is higher than 3% but if you're comfortable locking up funds for 6 months, 5% doesn't look terrible to me.

Good to hear what you found - I'd probably charge $795 per deal up-front too just to keep out the junk deals with terrible numbers.

Maybe its a terrible idea but I'm really just looking to be able work for myself and slowly create a rental portfolio.

Turnkey providers can range from terrible to great. 

I'm doing terrible at that from a yield but still getting almost 10%.

Crime is not a terrible issue in the down town area.

To be honest, @Luka Jozic (from the thread you linked) doesn't seem to be in terrible shape in my opinion, despite the discouraging comments he received.
